Banca Intesa is the only bank in domestic market that provided using mortgage loans for the purchase of real estates on the territory of our country to our citizens temporarily employed abroad, as well as to the foreign citizens employed in Serbia.
So-called non-resident loans will be granted on the basis of mortgage, in the minimal amount of 10.000 EUR, with tenor up to 30 years and obligatory FX deposit of 30% of the loan amount. The loans are indexed in euro currency, and the middle exchange rate of the NBS shall be applied in the realization, respectively, in the reimbursement of loans. Nominal interest rate is 6M EURIBOR+4% p.a. (8.16%), and initial effective interest rate is 9,38%.
Loans for housing adaptation and reconstruction represent another innovation in the offer and they shall be granted according to two models: loan based on a mortgage for registered real estate – insured with NMIC and loan based on a mortgage for non-registered ownership, with one guarantor.
Minimal amount of the loan is 5.000 EUR, and maximal up to 70% of the real estate value, depending on the preliminary estimate of construction. An envisaged tenor for these loans is from 13 to 240 months, without downpayment and deposit, with nominal interest rate from 6M EURIBOR+2.8% p.a, respectively, effective interest rate from 7,18%.
With the purpose of obliging clients` requests, from June Banca Intesa will also start to grant mortgage loans indexed in Swiss francs. The loans will be insured with National Mortgage Insurance Corporation, and will be approved in the minimal amount of 15.000 CHF and maximally up to 90% of the value of a real estate, with minimal downpayment of 10%. The bank will provide conversion of loans from CHF into EUR currency, once, during the loan reimbursement, so that the risks for the client regarding currency exchange differences would be decreased.
