Operating in accordance with the regulations of the National Bank of Serbia and the principles of responsible treatment of customers, Banca Intesa started implementing the Decision on Temporary Measures for Banks Relating to Housing Loans to Natural Persons, published in the Official Gazette of RS no. 78, on September 12, 2023, (hereinafter referred to as: the “Decision”). 

This Decision applies to those customers who are first-time beneficiaries of a housing loan being repaid, taken with Banca Intesa, and a housing loan is considered to be a loan granted by the Bank to a customer for the purchase of residential real estate, in the amount of up to EUR 200,000, in RSD equivalent at the middle exchange rate of the National Bank of Serbia on the day of disbursement of the loan, and which is secured by a mortgage on residential real estate. If the customer has one loan, that loan is considered the first loan, regardless of whether he/she previously had a housing loan that was refinanced or repaid.

In accordance with the latest NBS Decision, the nominal interest rate on variable-rate housing loans granted until July 30, 2022 will be no higher than 4.08% for the term of the Decision, while the beneficiaries of housing loans granted starting from July 31, 2022 will pay the reduced installment in accordance with the original repayment plan. In addition, if a variable-rate loan was granted in the period from July 31, 2022 with a nominal variable interest rate that was lower than 4.08% at the time of approval - the nominal interest rate cannot be higher than 4.08%.

In the case of loans granted after the entry into force of the Decision, the fixed part of the nominal interest rate of the variable-rate loan will be no higher than 1.1% for the term of this Decision, while the nominal interest rate for fixed-rate loans will be no higher than 5.03%. 

When it comes to existing housing loans, the Decision applies from the installment due in October.

In addition to the measures prescribed by the Decision, the Bank shall, during the period of application of this Decision, at the request of the customer, enable him/her to repay the housing loan free of charge, in full or in part, regardless of the amount to be repaid prematurely.

This Decision shall be valid until December 31, 2024.
